Corentin Nau
A Frenchman based in Playa del Carmen and registered with the Quintana Roo real estate registry, Corentin works with French, English and Spanish speaking buyers with one simple method: understand your goal before showing you a single property.
- Registered with SEDETUS, State of Quintana Roo
- Strategic analysis before any proposal
- One point of contact, from first call to keys
The method
From the first conversation to the handover of keys
-
1 · Defining the project
A first discovery conversation
We answer all your questions and define a tailored strategy suited to your situation and your needs.
-
2 · Property selection
We present the best opportunities on the market
With no MLS in Mexico, an agent's access to the best deals rests entirely on their network. NAU Realty Invest connects you with many developers, master brokers and private sellers across the region who have proven their reliability. Every option will be aligned with the strategy we defined.
-
3 · Visits
We discover and analyze the properties together
Through in-person visits on site or virtual visits from abroad, we present every detail you need to make your decision: location, amenities, developer or seller, construction quality and finishes, an estimate of all costs (closing, HOA fees…), rental return projections, appreciation potential, etc.
-
4 · Purchase offer
We secure the best price and submit an offer
Once the ideal property is found, we handle the negotiation, drawing on the levers we will have defined beforehand in your strategy. A good-faith deposit, usually between 2,000 and 5,000 USD, is often required to formalize the offer.
-
5 · Purchase promise agreement
We draft a preliminary contract setting out the terms agreed between you and the seller
The document includes the details of the parties, the price, the payment schedule, the floor plans and the delivery date for a pre-construction purchase… Due diligence has been carried out beforehand by our partner lawyers to review all the information on the property and the seller or developer.
-
6 · Payment
We secure everything for you
Payment is made according to the schedule set out in the promise agreement. Funds ideally go through an escrow account, which releases them only once all the conditions of the contract are met.
-
7 · Construction and/or notarial phase
We simplify the process and coordinate the professionals involved
We keep you updated on construction progress for a pre-construction purchase. If your project requires temporary or permanent residency, we support you with lawyers specialized in immigration. The notary runs the checks and prepares the deed.
-
8 · Signing and handover of keys
Congratulations on your new acquisition!
You sign the deed before the notary, in person or through your advisor with a power of attorney. You receive the complete legal file of the transaction, reviewed and translated into your language. Then you take possession of your property in Mexico.
-
9 · Support beyond the transaction
Relocating or investing involves more than the purchase itself
We manage the rental of your property if we are a good match (our services with your expectations, and your property with our criteria), or put you in touch with suitable property managers. Living here, we remain available for any everyday question: setting up electricity, internet and water, home, rental and health insurance, choosing schools and hospitals, sharing our favourite local spots, etc.

FAQ
What foreign buyers ask first
Can a foreigner buy property in Mexico?
Yes. In the restricted zone, within 50 km of the coast, the purchase is made through a fideicomiso, a bank trust that grants you all the rights of an owner. It is a common, regulated process.
Which currency are prices set in?
Mexico's currency is the peso, and taxes and transaction costs are paid in pesos. Prices shown in Canadian dollars, US dollars and euros on this site are indicative conversions; the reference price is always displayed on the property page.
What is pre-construction?
Buying off-plan, below the delivery price, with staged payments during construction. The developer, contract and schedule are reviewed before a project is presented to you.
How long does a transaction take?
About 5 to 12 weeks for a resale with an existing trust, 3 to 5 months for a new property that requires a new trust.
How much are the closing costs?
Plan for 7 to 10% of the purchase price (depending on the property, the area and whether a new trust must be set up or an existing one taken over), taxes, notary fees and trust fees included. Corentin provides a detailed estimate before any offer.
Do I need a lawyer as well as the notary?
It is strongly recommended. By law the notary is impartial; independent counsel defends your interests specifically.
Can I buy without travelling?
Yes. Video visits, remote exchanges and a power of attorney make it possible to close from abroad. Many clients first see their property at key handover.
Can I rent out my property short term?
Yes, it is common and legal, subject to your condominium rules and to registration and reporting obligations.
Can I use my property and rent it out too?
Yes. Most owners alternate personal use and rental periods, usually setting aside a few weeks in high season.
Can I resell later?
Yes, at any time, to a foreign or Mexican buyer. The trust is either assigned or terminated, depending on the case.
